此为一年短期合同岗位!

工作职责:
作为项目建筑设计师,把控山姆/大卖场等项目从方案可行性研究到开业以及开业后的维护整改的整体设计过程,有效组织公司内外沟通,确保项目合法合规、
按时保质完成,注重营运效率和顾客体验,有效控制成本。
1. 新项目建筑设计、商品平面布局设计及项目整体设计管理:
 • 与开发商、地产、预算等充分沟通,完成项目可行性研究及方案设计;确定工程界面;按时完成项目逐级呈报所需的图纸等相关资料。
 • 项目获批后,协同各专业工程师与开发商及地产沟通完善图纸和工程技术要求,完成租赁协议附件。
• 合同签署后及时与业主确定项目整体时间计划,按时间计划细化商品平面布局,与开发商沟通细化并确定主体设计图。
 • 组织设计招标,协同各专业完成设计提资、业主施工图审核、二装设计及审图等工作,严格把控设计进度及图纸质量。
• 工程招投标、总包施工过程中的设计配合,及时解决现场设计问题,落实图纸变更。 • 项目开业后及时总结分享。
2. 现有店日常维护及改造:
• 根据营运、采购、租赁、合规等要求对现有门店的设计进行局部调整。
• 配合公司计划对现有门店进行局部或整体改造设计。
3. 供应商管理:
• 项目设计过程中及时跟进各设计供应商(二装设计院、停车场设计顾问等)的工作表现,及时给以反馈与指引。
• 及时完成对供应商工作的阶段性评估及季度、年度评估。
4. 成本控制:
 • 与预算及各专业密切配合,确保图纸准确、工程界面清晰、沟通到位,与Budget团队共同保证预算准确无错漏。
 • 设计过程中注重简化优化设计,有效降低工程造价和营运成本。
 • 超预算申请流程规范清晰。
5. 文件管理:
 • 各项目各设计阶段文件记录清晰完整。

任职要求:
1. 建筑学或城市规划专业本科以上;
2. 设计院三年以上+房地产公司三年以上工作经验;
3. 作为项目负责人设计或管理大型商业建筑设计的经验
4. 一定的大型零售设计经验或停车场设计、管理经验;
4. 熟练运用AutoCAD、PPT等;
5. 熟知地产项目开发流程及设计规范,了解水暖电等相关专业;
6. 责任心强,擅长统筹组织及沟通协调,能承受一定的工作压力,擅于且勇于创新;
7. 流利的英文读写;
8. 表达能力强,擅于presentation。
