Job Description

岗位职责
1. 组织和统筹各业务部门编制各业态新店/改造店的预算申报,协助地产经理/店务规划经理做出分析和判断,并获得CREC项目预算审批;
2. 新店/改造店工程招投标,编制/检查/确认招投标文件,制定工程量报价清单,确定和控制实际投资数额;
3. 编制预算台账,监督各部门的预算执行情况,核算实际建店成本,控制固定资产投资;
4. 更新分析各业态的数据库,提供专业需求和测试,对建店投资数据进行分析,发现和总结预算使用中的机会点并组织督促相关方严格执行预算使用准则,同时需要组织协调相关部门合理降低CAPEX。
5. 管理TRIRIGA系统的相关预算数据;
6. 结算工作,对照批准预算,核算实际成本,协调工程专业团队,检查和控制各个项目的CO结算工作;
7. 公司特殊项目的预算管理职责,如救灾,关店,业主工程,办公室改造等工程,给相关部门提供专业意见支持。
8. 关注国家政策变化以及影响造价的最新科技不断迭代更新知识库,对公司经营投资方面的影响定期进行相关分析;
9. 完成公司安排的与预算组相关的其他项目工作;
10. 主动思考预算管理和控制的措施,结合行业前沿信息对预算管理上进行不断迭代更新;
11. 独立完成阶段性总结及结果展示,并主动与管理层汇报。
任职要求
1. 3年及以上工程造价概预算的编制和审核经验,最好有零售行业的造价工作经验,甲方投资方/房地产公司或零售行业/乙方总承包商/甲级工程造价咨询公司相关的的工作经验;
2. 熟悉建筑装饰工程的招投标流程,掌握工程量清单计算准则,了解各地定额,建材信息,规费和行业标准,对商业零售行业的装修造价指标了解者优先;
3. 工程类,造价类,经济类专业,具备一定的建筑法及财务/审计知识;
4. 积极主动,具备与各业务部门的沟通协调及决策能力,应变能力强,善于发现和总结工作中的机会点;
5. 耐心细致,责任心强,行事合规合法;
6. 英语六级以上,能否熟练掌握英文版的预算类专业报表,熟练的英文听说读写能力,具备独立的英语汇报能力;
7. 熟练运用AutoCAD、PPT、Excel等设计相关软件,表达能力强,擅于方案表述。
