Job Description

岗位职责
1. 协助公司针对山姆业态建立及完善物业管理服务体系,包括物业管理服务/停车场管理服务/保安保洁服务。根据山姆营运需求,制订管理制度及服务标准并监督第三方供应商有效执行,提高第三方供应商服务水平,从而更好地为会员提供更好的购物环境和更佳的会员体验;
2. 跟进公司非商品采购部门按时完成山姆物业管理服务供应商招投标、TPI第三方反腐败合规调查、服务协议审核及签署、存档工作;
3. 建立物业管理服务供应商的考评标准。每月初跟进山姆门店营运对第三方供应商上个月的服务工作进行考评及记录存档,并将考评结果反馈至第三方供应商,敦促第三方供应商持续改进达到服务标准。对考评不合格的第三方供应商,采取敦促整改、淘汰更换措施,持续为山姆门店提供优质物业服务;对考评合格的第三方供应商,跟进第三方供应商每月按时提供物管费发票,跟进公司财务部门按时支付物管费;完成全年考评合格的第三方供应商服务协议续约工作;
4. 与第三方供应商建立并维护良好的合作与沟通关系,监督第三方供应商及时解决山姆门店反映的与第三方供应商合同履约的相关问题,为门店提供有力的物业解决方案;
5. 根据山姆门店的运营需要,合理优化物业管理服务人员、作业设备、工具、物料耗材配置,降低运营成本,提升门店的盈利能力;
6. 通过提供专业的物管工作支持,为山姆门店寻找掘金点,提升门店停车费、广告租赁、场地租赁等收入,达到收支平衡;
7. 负责管理并优化现有山姆门店资产,制订业主谈判策略并有效执行,确保优质门店的顺利续约,并通过有效的续约谈判帮助门店提升形象,提高物业服务水平,从而更好地为会员提供更好的购物环境和更佳的会员体验,强化业务基石;
8. 与业主建立并维护良好的合作与沟通关系,快速响应,特别是针对山姆门店履约纠纷和合同相关的赔偿等重大问题,通过有效的商务谈判,为门店提供有力的资管解决方案;
9. 根据山姆门店的运营需要,合理优化门店的租赁费用占比结构,优化承租面积,帮助门店降低运营成本,提升门店的盈利能力;
10. 根据公司的策略发展,支持新店建店与开业筹备,跨部门协同合作,确保开业前后各阶段工作的有效衔接,迅速有效地为门店解决物业相关的问题,确保新店的成功开业,并为后续门店资管事务的持续有效管理奠定坚实的基础;
11. 通过提供专业的资管工作支持,跨部门协同合作,支持并推动改造项目能如期开工建设,快速解决业主/物业相关的问题,确保门店改造能够顺利重装开业;
12. 对于日常运营过程中门店出现的突发情况,例如停水停电、洪涝火灾、寻衅滋事等问题,能够快速响应,积极有效地联动公司内部多个部门、第三方供应商及业主方,帮助门店快速解决问题;
13. 采取专业、有效的资产管理、物业管理策略,同时多门店,多任务地完成资产管理、物业管理相关的工作内容,密切关注业主资金、第三方供应商资质的变化,对门店的日常运营中资管、物管相关的问题做到有效预警,并准备好应对的风险预案;
14. 按照公司流程,通过有效的沟通与谈判,合法合规地开展各项日常资管、物管相关的工作,为门店的日常运营及长运发展保驾护航;
15. 每周部门例会向管理层汇报资产管理、物业管理工作各项问题的解决方案及计划进度,高效解决问题;
16. 完成管理层委派的其他临时/紧急项目,并提供合理有效的解决方案/建议。

任职要求
1. 本科以上学历,8年以上北上广深的大型购物中心商业综合体物业管理、停车场管理的相关工作经验,有任职知名品牌商业综合体的工作经验者优先考虑;
2. 良好的解决问题能力,沟通技巧和人际协调能力,熟练使用办公软件;
3. 正直,耐心且有责任心,具备突出的同时,多任务综合管理能力;
4. 工作敬业,主动学习能力强,能积极主动地解决问题;
5. 能接受经常性出差;
6. 英语听说读写能力优秀优先考虑。
