Job Description


1.  负责管理并优化现有山姆门店资产,制订业主谈判策略并有效执行,确保优质门店的顺利续约,并通过有效的续约谈判帮助门店提升形象,提高物业服务水平,从而更好地为会员提供更好的购物环境和更佳的会员体验,强化业务基石;

2.  与业主建立并维护良好的合作与沟通关系,快速响应,特别是针对山姆门店履约纠纷和合同相关的赔偿等重大问题,通过有效的商务谈判,为门店提供有力的资管解决方案;

3.  根据山姆门店的运营需要,合理优化门店的租赁费用占比结构,优化承租面积,帮助门店降低运营成本,提升门店的盈利能力;

4.  根据公司的策略发展,支持新店建店与开业筹备,跨部门协同合作,确保开业前后各阶段工作的有效衔接,迅速有效地为门店解决物业相关的问题,确保新店的成功开业,并为后续门店资管事务的持续有效管理奠定坚实的基础;

5.  通过提供专业的资管工作支持,跨部门协同合作,支持并推动改造项目能如期开工建设,快速解决业主/物业相关的问题,确保门店改造能够顺利重装开业;

6.  对于日常运营过程中门店出现的突发情况,能够快速响应,积极有效地联动公司内部多个部门及业主方,帮助门店快速解决问题;

7.  采取专业、有效的资产管理策略,同时多门店,多任务地完成资产管理相关的工作内容,密切关注业主的资产包发展及资金链的变化,对门店的日常运营中资管相关的问题做到有效预警,并准备好应对的风险预案;

8.  按照公司流程,通过有效的沟通与谈判,合法合规地开展各项日常资管相关的工作,为门店的日常运营及长运发展保驾护航;

9.  完成管理层委派的其他临时/紧急项目,并提供合理有效的解决方案/建议。



  • 良好的解决问题能力,沟通技巧和人际协调能力;
  • 正直,耐心且有责任心,具备突出的同时,多任务综合管理能力;
  • 工作敬业,主动学习能力强,能积极主动地解决问题;
  • 本科以上学历,熟练操作办公软件;
  • 工作地点为上海,并能接受经常性出差。
